<p>It&#8217;s past December, and if you&#8217;re like many Americans, you&#8217;re kicking yourself right about now for putting off weatherproofing your home for winter. Freezing temperatures and snow are right around the corner (if you haven&#8217;t experienced them already) and correctly winterizing your home can mean the difference between a peaceful holiday season and total disaster.</p>
<p> Check out this winter home maintenance checklist for tips on weatherproofing your house:</p>
<p> <strong>Clean your gutters:</strong> If you haven&#8217;t done so already, now is the time to remove the debris from your gutters and roof. Backed up gutters means water won&#8217;t drain, and sitting water can lead to big problems &#8211; especially in cold weather climates.</p>
<p> Matt Bordonaro of <a href="https://www.travelers.com/">Travelers Insurance</a> says many water-damage claims are made after sitting water leaks down into the walls of a home. &#8220;Any backed up water can get under the shingles. The damage might not even be visible &#8211; the shingles can re-adhere after the water is already under them and into the house.&#8221; Make sure your gutters are clean so they can divert water away from, instead of into, your home.</p>
<p><strong>Inspect your heating system:</strong> According to Chris Nixon, vice president of property claims at Travelers Insurance, the leading causes of home fires are heating-system related. Whether you use a furnace, space heater or pellet stove, maintenance is important to keep it working properly. If you maintain your heating unit regularly, check for anything out of the ordinary. If not, call in an expert to make sure everything is in working order.</p>
<p> Another easy way to avoid total havoc this holiday? Follow the directions on all heating appliances. Nixon says this simple step is one of the most important things you can do to avoid home fires. Don&#8217;t use space heaters near curtains, for example, and use wood-burning fireplaces for burning wood only.</p>
<p> <strong>Make sure your home is properly insulated:</strong> The benefits of proper insulation are substantial. Not only does a properly insulated home reduce heating costs, it also keeps water from damaging your home. If pipes are not properly insulated they can freeze and burst, causing considerable water damage throughout your home. This costs time and money &#8211; two things most people don&#8217;t have enough of over the holidays.</p>
<p> A well-insulated attic is another key to avoiding major damage. According to Travelers, warm air can rise through the attic and cause ice on the roof to thaw when the attic is not properly insulated. The water then flows down the eaves and re-freezes, causing an <a href="https://www.travelers.com/about-us/spotlight/docs/Winter-Weather-Home-Care-Tips.pdf">ice dam</a>. This dam prevents water from draining off the roof, and that water then backs up under the shingles and into your home.</p>
<p> Check out the <a href="http://www.energystar.gov/index.cfm?c=home_sealing.hm_improvement_insulation_table">EnergyStar website</a> for the recommended level of insulation in your region of the country.</p>
<p> These tips are helpful for winterizing your home this holiday, but year-round home maintenance is key to preventing disasters that could drain your bank account.</p>

			<content:encoded><![CDATA[<p>Wherever you turn these days, it seems that someone is talking about &#8220;Green&#8221;, or &#8220;Leadership in Energy and Environmental Design (LEED&#8221;) certified buildings, and &#8220;Zero Energy Homes.&#8221; Each of these share a commitment to reduced energy consumption and the &#8220;re-use, repurposing and recycling of materials,&#8221; &#8220;improved indoor air quality&#8221; and use of &#8220;environmentally friendly&#8221; and &#8220;renewable products.&#8221; Green or LEED buildings generally generate 20 to 70 percent in energy savings, while a Zero Energy Home (ZEH) by definition must generate enough energy to meet or exceed its own heating, cooling and electrical needs in any given year.</p>
<p>With all of the recent attention being given to energy conservation, you might not realize that a handful of individuals began vigorously exploring ways to significantly reduce energy consumption in the early 1970&#8242;s. Since then, energy saving practices have been refined and expanded and have been incorporated into projects ranging from small homes to large commercial buildings, schools and fire stations to government buildings. Recent projects have successfully demonstrated the economic viability and sustainability of incorporating rigorous energy and conservation standards into new construction without increasing budgets or extending schedules.</p>
<p>Many conservation efforts are most easily incorporated at the time of initial construction, however some are easily adapted either as a stand-alone project or as part of routine equipment replacement.</p>
<h3>Heating, Cooling and Electricity</h3>
<p><strong>High efficiency furnaces and/or heat pumps </strong>- replacing old furnaces with higher efficiency models or possibly converting from an older type of heating and/or cooling device to one utilizing newer technology can lead to significant energy savings. Many furnaces built just 15 years ago are quite inefficient when compared to models available today.</p>
<p><strong>Insulation </strong>- adding additional insulation in attics, crawl spaces and exterior walls are all potential areas for reducing energy costs. Also, by sealing cracks in the attic around areas where ceiling lights and fans are installed or wires are strung can also cut energy costs substantially. When all these small openings are added together, they can have the same effect as having a window left open.</p>
<p><strong>Horizontal Loop Ground Source Heat Pump System </strong>- this relatively unheard of heat pump system runs coils 4 to 6 feet underground to tap into the constant temperature of the earth&#8217;s soil to provide either heating or cooling depending upon the season.</p>
<p><strong>Windows </strong>- installation of wood or vinyl encased triple pane windows significantly reduces heat loss and eliminates drafts.</p>
<p><strong>Building Site Orientation </strong>- for new construction, orienting a building to utilize the southern exposure along with window placement allows for the exploitation of both natural lighting and solar heat.</p>
<p><strong>Light bulbs </strong>- the days of the incandescent light bulbs may be numbered as legislators across the nation discuss legislation to ban their use in favor of the more efficient LED and CFL lighting technology as a measure to reduce energy usage.</p>
<p><strong>Higher efficiency appliances </strong>- installation of high efficiency appliances will significantly reduce energy consumption, particularly for appliances that run all the time, are energy consumers or are used with high frequency.</p>
<h3>Water Consumption</h3>
<p><strong>Water heaters </strong>- there are several energy saving strategies available when it comes to water heaters. When opting to use a traditional storage tank, the location of the tank can have a significant impact on the amount of water consumed and the cost of heating the water. The most economical placement is to have the tank as close as possible to where the water is used most so there is less water wasted waiting for the hot water to arrive. Adding insulation to the first foot of the pipe coming out of the hot water tank will reduce heat leakage. An alternative to the traditional hot water heater is the tankless water heater that only heats the water as needed by running the water through heated coils. This method eliminates the need to keep water hot all the time and the energy required to do so.</p>
<p><strong>Landscaping </strong>-by designing and implementing a landscape centered on plants native to your locale that are also drought tolerant will reduce landscape watering requirements.</p>
<p><strong>Rainwater cisterns with filtration systems </strong>- also gaining popularity are rainwater cisterns that store water from rooftop collection systems to be later used for irrigation. Sizes vary and can be selected based up on rainfall averages, collection area size, and available storage locations.</p>
<p><strong>Impervious Paving Systems </strong>- porous surfaces reduce the impact on surrounding areas by allowing rain water to penetrate surfaces and be absorbed into the soil. Reducing runoff helps alleviate premature expansion of storm water treatment facilities.</p>
<h3>Indoor Air Quality</h3>
<p><strong>Flooring</strong> &#8211; several options exist when making flooring selections that will increase air quality. For those willing to either reduce the quantity of carpeting or forego it all together, selecting sustainably harvested wood or bamboo is a good alternative. However, for those set on having carpeting, selecting carpets made using natural fibers with a low-pile can reduce the collection of allergens. Also, air quality will remain stable when carpeting is installed using tacks rather than fume emitting glue.</p>
<p><strong>Paint </strong>- better air quality is achieved by using low-VOC (volatile organic compounds) and low-toxic interior paints and finishes instead of other paints and finishes that release higher levels of chemicals and toxins.</p>
<h3>Additional Energy Sources</h3>
<p><strong>Solar </strong>- once thought of as an &#8220;alternative&#8221; source of energy, solar panels are gaining popularity. Solar panels remain an expensive option; however, their cost has dropped significantly over the last number of years, making them less cost prohibitive. Although solar panels will work in any climate, sunnier locations will result in higher productivity. To encourage the installation of solar panels, governmental agencies as well as some utilities have created different incentive and rebate programs to lower the cost.</p>
<p><strong>Wind </strong>- although not practical for the average home owner due to its high installation costs ($40,000 or more), it does remain an option for those located in areas with sufficient wind and land resources. Generally, a home tower will produce between 8,000 &#8211; 18,000 kWh per year given sufficient air movement and requires being located on at least an acre of land.</p>

Make your goals and take steps to fulfilling them.  One at a time.  Your life is so very precious and you are capable of so much, don&#8217;t waste it wondering what if&#8230; Take the leap and find out just what if really means&#8230;  Go for it  LEAP INTO 2012!</p>

			<content:encoded><![CDATA[<p>It will save homebuyers $2,000 in annual taxes (AUSTIN) — The Texas Department of Housing and Community Affairs (TDHCA) this week released $45 million in mortgage credit certificate authority through its Texas Mortgage Credit Program, an innovative homebuyer program that makes homeownership more affordable by providing a dollar for dollar reduction of a borrower’s tax liability, not to exceed $2,000 annually. The credit authority will allow the Department to provide tax credits on approximately $150 million worth of mortgage loans, which it estimates will help approximately 1,000 eligible households purchase a home of their own once they complete a certified homebuyer education class. According to Michael Gerber, TDHCA Executive Director, the program will help the state respond to a remarkably robust demand for affordable homebuyer products. “Despite all the negatives we hear from other states, the fact is that the Texas economy – and the demand for homeownership – both remain quite healthy,” Gerber said. “Many families want and are ready to take that exciting step toward homeownership, and TDHCA wants to help them achieve their dreams through safe, reliable homebuyer lending products offered through the state, coupled with responsible homebuyer education.” Gerber also pointed out that the Texas Mortgage Credit Program will help create new construction and remodeling jobs, generate an influx of wages and salaries into local economies, and increase the local tax base. “This is a significant and very attractive opportunity we hope that no eligible Texan passes up.” “We’ve worked with TDHCA since 2004 to promote affordable and sustainable paths to homeownership in Texas,” said Dwight Hale, Chairman of the Board, Texas Association of Realtors. “TDHCA’s MCC program represents one of those viable paths for Texans, which we wholeheartedly endorse.” The program targets individuals and families buying their first home or who have not owned a home in the previous three years. Credits are available in conjunction with FHA, VA, USDA, or conventional mortgage loans through a statewide network of participating banks and mortgage companies who have agreed to participate with TDHCA in these initiatives. Homebuyers earning up to 115 percent of the area median family income are eligible to deduct 30 percent of the annual interest paid on their mortgage loan up to the maximum amount of $2,000 per year. The $2,000 is then deducted from the borrower’s annual tax liability, and the benefit lasts for the entire life of the mortgage loan . For residents living in specific targeted areas of the state, such as those impacted by natural disaster, households may earn up to 140 percent of the median family income and still be eligible to participate, and the first time homebuyer requirement is waived. The first time homebuyer status requirement is also waived for qualifying veterans of the nation’s armed forces. However, veterans must have received an honorable discharge as evidenced by form DD-214 to be eligible to participate in this homebuyer program. All other program requirements must still be met. “The Texas Mortgage Credit Program is another helpful yet responsible tool that TDHCA can offer to qualifying Texas families who are prepared to be homeowners,” Gerber said. “This is a terrific program, and we are excited to make it available to our fellow Texans. If you are ready to take that step toward homeownership, the state is ready to help you.” As Texas’ lead agency for promoting homeownership, TDHCA helps transform the lives of the individuals who participate in its programs. TDHCA’s homebuyer programs each year help thousands of low to moderate income Texans achieve their homeownership goals, while educating them about the risks and responsibilities that accompany those rewards. To further this aspect of TDHCA’s mission, the Department also sponsors the Texas Statewide Homebuyer Education Program (TSHEP), a statewide program designed to provide information and counseling to prospective homebuyers about the home buying process from both a pre- and post-purchase perspective. Classes are offered by local governments and nonprofit organizations collectively serving all 254 Texas counties. Participants in the Texas Mortgage Credit Program must successfully complete a class to receive the credit.
